an inspection is a good idea for multiple reasons. First, your contractor ensures that all damage to the property is
included in your claim the first time which makes it a quicker and easier process so a re-inspection is not needed.
Second, in a lot of cases your contractor and adjuster will negotiate right on the premises as to expedite payment of your
claim to get work started quicker and with less hassle to you as a homeowner. Third, unfortunately adjusters do
make mistakes as humans, having a second knowledgable person at the adjustment reduces the chances that timely and costly
errors are not made.
Q: What is depreciation?
A: When you file a claim your insurance company will break the payment up
into two checks. The first check is what your property is currently worth, the second check is the difference in price
between the current value and the cost of repair. The second check is called depreciation. This gives your insurance
company leverage over you as a homeowner to ensure the work gets done and leverage for you over your contractor to ensure
they do a job up to your standards. E.G. You have a roof 20 year shingle on your roof that is 10 years old.
If it costs $10,000 to replace your roof they will hold back 50% depreciation because your roof has lasted 50% of it's
lifetime so your insurance company will withhold $5,000 (the depreciation) until the work is completed.

happen. In most cases failure to repair damage will lead to leaks which can cause thousands of dollars of interior water
damage to your home and possible destroy possessions that are irreplaceable. In some cases if gas vents are damaged
and airflow is restricted this could cause a build up of toxic exhaust fumes that are unable to escape through the roof vents.
